<p>Buyer&#8217;s Market: Facts</p>
<p>We are currently in a buyers&#8217; market. In a true buyers market a large percentage of the listings have had at least one price decrease since they initially entered the market. With more homes on the market, buyers can afford to take their time. If necessary, buyers should hire an agent who only represents them, and not the seller. If they are buying a brand-new house,<span id="more-93"></span> builders may offer incentives, such as free upgrades, because of the overabundance of inventory. Buyers should remember that the builder cannot make the buyer work with its preferred lender and therefore a buyer should talk to other lenders.</p>
<p>If you are a seller, you can still sell your property for a reasonable price in a buyer&#8217;s real estate market. For sellers, it is especially important to price the property appropriately. Since there is an overabundance of houses available, buyers will avoid a house that is overpriced. In addition, sellers should take special care to prepare the living space before an open house. If you are selling your home in a buyer&#8217;s market, make sure it is as move-in ready as possible before it goes on the market. Sellers are competing with new homes, so ensure there are minimum cracks, stains or eccentric paint.</p>
<p>Make sure your home is as clutter free as possible. This means that you should remove pictures, attention-getting art and books from walls and shelves. In addition, home owners should take out some furniture to make the rooms look large and expansive. remove clutter from the shelves and pack up or throw away any magazines or books. Clean out your closets so viewers feel that there is more than enough storage. If your closet, cabinet or pantry looks too full, it&#8217;s a sign there may not be enough available space. And, since cleanliness is important to how appealing a home looks, you may want to consider hiring a cleaning service. Home sellers may also want to hire a home stager who will help arrange the interior to maximize space and to minimize clutter. The stagers also focus on the first impression of homes.</p>
<p>Trim your trees and shrubs because the buyers often make a decision on a property from seeing the outside. Remove your pets while you show your house because others may be intimidated by your dog. Also, ensure that your living space does not smell like pet odor. Some may find pet odor off<br />

ensive, and others may be allergic to or afraid of animals.</p>
<p>Finally, be flexible. Leave during the open house because no one likes to view a property with the homeowner. Consider paying for closing costs as a buyer&#8217;s incentive. Leave the washer, dryer or fridge as extra bonuses that other houses may not be offering. Make up for lacking amenities, such as paying for a gym membership if there&#8217;s no gym.</p>
<p>Finally, face reality. If you have had your home listed with three different agents and it still hasn&#8217;t been sold, then maybe its time to realize it&#8217;s not the agents. Something is keeping your home from selling and it could be that either you are not preparing your home properly or it is too expensive for the market.</p>

<p>Selecting an agent to help sell your home is a topic that gets a lot of attention on real estate websites and in trade publications. But as buyer&#8217;s brokers become more popular, the need for information on choosing the right one is increasing. Luckily, the key to selecting a buyer&#8217;s broker for your particular needs is a<span id="more-90"></span> very simple prospect.</p>
<p>Abraham Lincoln once said that if he had six hours to cut down a tree, he&#8217;d spend the first four sharpening the saw. He understood that preparation is the key to achieving results as fast as possible. It&#8217;s the same with finding the right property to buy, and the right agent to help you through the buying process.</p>
<p>First, know thyself. Before you can accurately evaluate a buyer&#8217;s broker, you have to know what kind of property you want to buy, where you want to buy and why, your budget, and your desired timeframe. If you don&#8217;t have a clear picture of what you want, it&#8217;ll be hard for you to determine whether a particular buyer&#8217;s agent can do right by you.</p>
<p>Second, start collecting word-of-mouth testimonials. Because real estate agents typically work within a certain geographical area, reputation is everything. Ask friends, family, and neighbors for their recommendations. You&#8217;ll probably hear about a few great agents, a few bad apples, and many more &#8220;just okay&#8221; comments.</p>
<p>Third, check out the &#8220;greats&#8221; and the &#8220;okays&#8221; with the local or state real estate commission. Though it may seem like a hassle to contact a government agency for information, it&#8217;s much better than finding out later that there&#8217;ve been dozens of complaints filed against a certain agent or agency.</p>
<p>Fourth, pick four or five agents to interview. Think of it like a business. You&#8217;d interview anyone who applied to work for your company. Why wouldn&#8217;t you interview a buyer&#8217;s agent, who&#8217;s also going to work for you? Ask them about the types of homes they help buy and sell, the types of clients they have, and how they&#8217;d guide you through the home-buying process if you chose to work with them.</p>
<p>Finally, select an agent and get a buyer&#8217;s agreement in place. Be clear on h<br />

&#8226;	Compared to for sale by owner, sales agent has lot of networks and connection, which will expose your property. <br />

&#8226;	Sales agents have high commission. For an individual who wants to sell property, it would mean setting aside high percentage from the selling price of the property. <br />

&#8226;	Sales agents may not know much about the property that you are too familiar with. After all, it is your property.<br />

<p>Real Estate Investment Strategies: Building Your Buyer&#8217;s List</p>
<p>In our last article we talked about putting a property seller under contract and then assigning that contract to a third party for a fee, this is called Wholesaling. </p>
<p>Most contracts are assignable &#8211; unless of course the contract states: this contract cannot be assigned! I do see this language occasionally &#8211; most often with various<span id="more-85"></span> agreements and forms typically used by real estate brokerages. I use my own contracts and I would suggest you find your own forms and contracts to use. Be sure you consult with an attorney to ensure that any form/contract you use is acceptable within your area &#8211; better yet, ask your attorney if he/she can draw up a set of contracts and forms that you can use&#8230;this may require picking up a lunch tab or two, but well worth it in the long run.</p>
<p>So now you are armed with the knowledge necessary to help your seller with their property headache, and when the time is right you have the right paperwork to get the property under contract correctly and legally. Before we dive into our main topic, let&#8217;s review your seller. </p>
<p>THE SELLER: It goes without saying but I&#8217;ll go ahead and say it anyway: the terms you have under contract with your seller MUST be very attractive terms. You need to know your local market because we&#8217;re not talking about market value here, or even below market value&#8230;we are talking about obtaining property for fifty to seventy cents on the dollar. This type of seller may be experiencing some type of financial/personal distress &#8211; they NEED to sell, not just want to sell.The type of seller that wants to sell is already listed with an agent on the MLS, the type of seller that needs to sell is looking for you to help them. </p>
<p>OK, you already knew that. Let&#8217;s jump in &#8211; how do you find buyers to assign a contract to? For our purposes, we are going to assume the property you have under contract needs some work, so the type of buyer we are looking for here is an investor and/or rehabber. A retail buyer is another type of buyer you will want to have on a list &#8211; typically for pretty houses you have under contract or for a property you have rehabbed and now need to retail&#8230;but today, let&#8217;s find investor/rehab buyers we can wholesale our properties to<br />

<p>Here are some ideas that are easy on the bank account: </p>
<p>Ads: Placing an ad in the newspaper and sitting back waiting for your phone to ring will only lead to disappointment. While newspapers are still relevant, you definitely need to be on the internet. The Internet is (arguably) our dominant media and Craigslist (FREE) is one of the web&#8217;s most visited sites &#8211; let the world know that you are looking for property. At the same time, set some time aside and get into the habit of scanning other ads for investors in your area, call them and get their information for your list. </p>
<p>Local REIA: Not only does this group provide a good educational experience, but you also will meet and mingle with a host of people that may purchase your properties or even joint venture with you in the acquisition of other properties. You need to join and attend every meeting &#8211; your mission is to collect as many business cards as you can from people who are interested in buying houses. </p>
<p>Auctions: This can be a good platform for the acquisition of property as long as you do your homework. In the meantime, auctions are also a great way to meet other investors. Set some time aside on your calendar and attend a number of these gatherings so you can pass your cards around, and just as importantly, collect as many investor business cards as you can.</p>
<p>As with anything, consistency is the key. I schedule these activities as appointments right into my Outlook calendar to make sure I am consistently doing the small things that help build my business. Once the label of real estate investor is accepted into your consciousness, a shift in perspective may be necessary: everyone you meet from now on could be a potential buyer, seller, or partner that may eventually need your help.</p>
